Works on Origin Energy’s new Queensland headquarters are underway, with Buildcorp now on site to deliver their $20m workplace fit-out across eight floors of 180 Ann St, Brisbane. The challenging 19-week project delivery time frame will be achieved through solutions that optimise the phasing, labour and construction materials logistics.
The new Hassell-designed workspace will bring Origin’s operations together in one location, spanning floors 24-31 of the 34-storey CBD tower. The design maximises and connects the 16,000m2 tenancy and offers flexible areas that foster employee collaboration.
Buildcorp was awarded the project after successfully delivering the early works for Origin earlier this year. The project scope includes:
- Penetrations cut for four new internal staircases (part of the early works)
- Two communications control rooms
- Full fit-out works and joinery
- New ceiling and floor finishes, and
- Services upgrades and replacements.
Logistical detail
To meet the tight delivery timeframe, Buildcorp has used detailed planning to calculate and program the logistics of getting materials and the labour force in and out of the tower, minimising lift journeys and the time spent waiting in lift lobby areas. Specialised packing cages for the goods lift, night shifts for clearing, prefabricated materials cut to fit the lift and a temporary on site café are just some of the ways the team will achieve this.
Phased approach
A state-of-the-art communications control room will be ready by week eight, giving Origin a head start on setting-up this important part of their operations. Buildcorp will also allocate a specific team for every section of three floors, allowing more time to focus on, and coordinate, these sections concurrently.
The project is due for completion in early 2018.
