ECI process saved 15% & attracted a new anchor tenant
AMP Capital’s upgrade, refurbishment and extension of 1 Thomas Holt Drive was a landmark project which achieved PCA A Grade, 5 Star Green Star (Design) and 5 Star Nabers Energy rating. The project significantly redeveloped the seven-storey commercial building to strengthen and future proof the facility, increasing the floor plates and amenities.
The project started in an Early Contractor Involvement (ECI) arrangement where Buildcorp detailed the project scope, coordinated the design process, provided programming and buildability advice, and developed a Guaranteed Maximum Price (GMP) based on the best design solution.
Delivery & outcomes
The works started by stripping the existing building back to core structure and then delivering new: solar and façade systems (including curtain wall), services upgrade, goods lift, commercial café and data centre.
Significant savings were made in the ECI period after detailed surveys identified elements far from their end-of-life usage which could be reused or refurbished in-situ whist meeting the Green Star and NABERS requirements.
This ECI process gave AMP a competitive advantage which enabled them to attract a new anchor tenant during the works. This new four and a half storey fit-out was then added to the project scope.
