1A Elizabeth Bay Road, Elizabeth Bay

1A Elizabeth Bay Road is a ten-storey mixed use residential and commercial building. The building was experiencing internal water penetration through the window frames and some of the original windows had significantly corroded.

Modified over the years, the building featured a combination of face brickwork and rendered facades, and original steel and replacement aluminium framed windows.

The works were undertaken from swinging stages. The scope of work included:

  • Replacement of windows
  • Rectification of existing windows
  • Concrete spalling, render and crack repairs
  • Application of a waterproof façade coating

Upon further investigations, the project team concluded that extensive lintel and brickwork repairs were also required. Face scaffolding was erected to ensure the safe completion of these works.

The project team completed the works within the challenges of heritage constraints and a live environment. The works were performed in an occupied building and in the vicinity of highly pedestrianised areas. Effective communication and coordination was paramount to minimise noise and disruption for the building’s residents and tenants, and to protect the safety and wellbeing of the building’s occupants and the public.
