Commercial building upgrade & facade remediation with the ultimate live environment challenge

No. 3 Thomas Holt Drive was awarded to Buildcorp after an Early Contractor Involvement (ECI) period where we collaboratively challenged and solved the design, strategy and buildability of AMP Capital’s seven storey asset at Macquarie Park. Early design input, responsive construction methodologies and tenant engagement ensured the works were delivered with minimal disruption to the fully operational building. The key live environment challenge was to keep tenant Foxtel’s live broadcasting studio on air between 9am-5pm each day.

Scope & Delivery
The project consisted of a three floor strip-out and ‘make good’, central plant upgrade, major facade remediation and refurbishment. The works included spandrel over cladding and curtain wall installation (for waterproofing), lobby upgrade, end of trip facilities and central area landscaping.

Buildcorp developed an optimal methodology to replace faulty facade sections to all four facades of the building. The new curtain wall panels were installed before the old facade was removed and existing spandrel panels were reinforced and re-cladded for structural strengthening. The live environment was managed through regular stakeholder communication, and:

  • Out-of-hours demolition and high impact works
  • The use of swinging stages and machinery that minimised damage, noise and vibrations.
  • A dedicated team responsible for cleaning the internal areas each night before the next day’s workforce arrived.

During the 10 month program, Buildcorp achieved zero safety incidents and kept Foxtel’s workforce fully operational and on-air. Watch the transformation film here.
