Innovative logistics, façade & structural solutions deliver savings

The revitalisation of Investa’s commercial asset 347 Kent Street was delivered through a staged refurbishment of the 20-storey commercial tower, located on the corner of King and Kent Streets in Sydney’s CBD. The site included three major work fronts, including working around the existing tenant ANZ, in a project that required many structural, design and logistical solutions.

The building’s new podium level and soaring glass façade frontage were designed to ‘bring the outside in’. The building also received upgraded amenities to achieve PCA A-grade and 5 Star NABERS Energy ratings.

The project scope included: replacing the façade and plant rooms, building three new floors, and creating a double-storey atrium space with new lobby entry, café, co-working space, retail frontage and end of trip facilities.

Key challenges

  • Structural solution: Buildcorp developed an alternative structural design that offered significant cost and time savings while concurrently accommodating several separable construction zones.
  • CBD logistics: The limited road closure times on surrounding streets required program and logistics solutions to safely replace the rooftop plant and create three new floors above a fully operational carpark.
  • Facades and frontages: The upgrade of all podium areas included the restoration of a heritage façade and creating a new four-storey glass facade, as well as new retail frontages along King Street
  • Live environment experience: the program and methodologies minimised any impact on tenants ANZ and Mr Tipley’s pub during construction.
