Early investigations help deliver 'next-generation' transformation

The transformation of AFIAAs 60 Union Street (now named U60) aimed to reposition the 7-storey commercial asset For AFIAA. The significant refurbishment involved multiple stages and careful live environment management to protect and retain existing commercial and retail tenants, as well as attract new tenants.The project revamped the external façade, upgraded the end-of trip facilities and amenities, and activated the ground floor with a cafe and collaboration spaces. The Buildcorp team gained valuable logistics and operational buildability knowledge during the early works phase and applied this across the delivery of the façade, services, amenities, lift lobbies and code compliance upgrades.

The program was designed to meet compressed time frames and accommodate continued investigations to understand existing constraints of the asset. Other key challenges include minimising impact whilst:
  • Pouring new slabs above fully operational retailers
  • Decanting tenants in stages with a considered logistics plan and stakeholder communication
  • Extending the lift above the existing building and under taking facade rectifications
The new custom-designed facade was collaboratively developed and resolved with the design team to ensure it was durable, fit-for-purpose and achieved the design intent.
