Activated mixed-use lobby delivered through innovative live environment management

This entry of this 18-level office building was redesigned to open the lobby area up and activate the space for tenants and the neighbouring public. The transformation included a new café, tiered seating and yoga platform with new operable timber doors. The end-of-trip facilities were also extended to include male and female change rooms, a new bike storage area and lockers.

Contained construction for minimal disruption
The safety and noise management strategy was extremely important given a childcare centre was located directly above the construction zone and tenants across 18 floors accessed the lobby each day. To minimise disruption, Buildcorp engineered vertical and horizontal hoarding solutions to encapsulate the construction zone and contain construction noise and dust. This isolated the ground floor lobby from two mezzanine tenancies and acted like a lid on the construction zone. Out-of-hours demolition and works around the lifts enabled tenants to continue accessing the building during the day.

Buildcorp’s proposed value engineering options for an alternative timber ceiling and floor specification saved over $200,000 and achieved the design intent. This design outcome, along with the innovative live environment management and smart staging for a reduced program, were all key to a the project’s successful delivery.
