ECI design solutions unlock value for ESRs base building refurbishment & façade replacement

The transformative refurbishment of 73 Miller Street involved a full service upgrade of the base building across 13 floors (and three car parking levels), compliance upgrade works and façade replacement.

The A-Grade commercial asset, owned by ESR, is located on a busy intersection in the North Sydney business district, and designed to 5 Star Green Star and 5 Star NABERS energy standards. The revitalised building also offers ground floor retail, new end-of-trip facilities and an innovative lobby “Third Space” for focused work and informal collaboration.

Design & delivery solutions
The project originally started as an Early Contractor Involvement where Buildcorp worked with ESR, Colliers International, TTW, Fitzpatrick + Partners and the wider design team to redesign the façade and obtain council approvals. The team provided options that added significant NLA, enhancing the feasibility of the project.

Buildcorp then progressed with a D&C contract, starting with heavy demolition which included removing the existing zig zag façade’s aluminium windows and upturn beams around the perimeter. The eventual infilling of the balconies to extend the floor plates, resulted in a net gain of 4,654m2 of space. To maximise views, spandrels were removed and floor to ceiling glazing was installed.

All services were replaced to enhance the building’s sustainability performance. The lift shafts were also extended to two additional floors and a state-of-the-art destination-controlled lift was installed.

New building entry points were created to improve external connection to the lobby. Joinery business Euroline, in conjunction with Fitzpatrick + Partners, designed a complex and unique entrance feature ceiling with 3D shaped finished plywood.
