A high-tech fit-out in a Buildcorp-refurbished 5-star NABERS and 5-star Greenstar building

The 3-floor fit-out at 73 Miller Street, North Sydney was designed to encourage connectedness and interaction for Aurecon’s staff, and was conceived for a post-COVID workforce. It included 2 intertenancy staircases, a terrace and client floor, flexible seating, and numerous collaborative work zones with advanced technology.

The intertenancy stairs were a key D&C element, for which Buildcorp managed the surveying of the slab, deciding the penetration location and demolition. The circular penetrations were fitted with detailed high-end curved timber finishes and lighting. Additional D&C elements included the fire curtains, operable wall head track supports and floor box penetrations. The team delivered lump sum offerings for electrical, mechanical, fire and hydraulic services, ceilings and partitions, floor finishes, joinery, and kitchen equipment.

Ensuring safety while building in the live environment was paramount, so Buildcorp leveraged an internal scaffold for the staircase, a catch deck for high-level services, and a wrapped scaffold on the external building edge.

With a very tight program, Buildcorp’s existing knowledge of the base building and strong working relationship with the landlord and other tenants was key to a smooth process. The team was able to minimize delays through understanding and managing restrictions associated with material handling, goods lifts and building services operations, as well as ensuring a quick process to review and finalise the designs.
