Retail podium redevelopment below a 47 storey tower

Gateway, located at Sydney’s 1 Macquarie Place, is a premium grade 47-storey commercial tower owned by Dexus Property Group. Buildcorp delivered a comprehensive refurbishment of the tower’s three storey retail podium while the tower above was fully operational.

Buildcorp’s early engagement in the design process in an Early Contactor Involvement (ECI) period resolved challenges around the façade and live environment methodology complexities. The main focus was the buildability and maximising internal areas through rationalising façade detailing with cost savings for the client.

The project involved partial demolition and complete strip-out of the existing retail podium below the fully occupied tower. The previously existing void areas have been partially filled-in with structural slabs to provide additional floor areas for the high quality food and beverage tenancies which will form the new retail and dining hub.

The existing façade has been completely replaced and significant services upgrades were completed. To maintain a watertight building during construction, the new atrium glass roof was built while the previously stepped atrium roof was kept in place. After removing the large concrete and steel frame structure of the old glass roof, significant façade replacement and remediation was required at the interface of the previously internal façade envelope.

Buildcorp also used a number of strategies to minimise impact on the tower’s adjacent live environment and ensure the building remains safe and accessible for the tenants which include a University, legal firms and commercial office uses.
