Fit-out and base building refurbishment, levels 50 to 52, MLC Centre

The GPT Group launched its new work environment in August 2011. The fit-out has achieved a 6 Star Green Star Interiors rating and is aiming to achieve a 5 Star NABERS Energy Tenancy rating. Buildcorp undertook the detailed design and fit-out works that also included an integrated base building upgrade of the bathrooms, lift lobby and services.

The fit-out incorporated extensive demolition works to create openings for two new structural steel stair cases installed between the three tenanted floors and the creation of openings through the core to create new work areas, showers and a plant room. To open the main stair case to more natural light, the façade glazing was refurbished with the existing internal aluminum support frames deleted and new glass installed with butt joints to create a framing of the amazing views.

The fit-out adapted an open plan activity based working environment that includes collaborators, incubators, neighbourhood hubs, quite rooms, private rooms, a learning lab and an auditorium. Environmental initiatives include the installation of a new active chilled beam mechanical system, additional fresh air and an LED lighting system that incorporates day light harvesting and motion sensor control. An aspiration for the developer GPT was to have zero waste to land fill and all of the existing fit-out and equipment was itemised so that it was either reused or recycled. During construction, more than 80% of the waste generated was either reused or recycled. “The fit-out is part of a new work environment for GPT that fosters greater collaboration and innovation from the Group” said Robert Hitchcock, Project Director, The GPT Group. GPT is forecasting overall energy savings of 50% and lighting running costs of 75%.
