This adaptive re-use project is a transformative redevelopment of a 1976-era office tower in Brisbane’s CBD, which will make innovative use of mass timber to set a new benchmark for sustainable and adaptive commercial development.

The development repurposes the existing structure of the building, retaining its concrete core and columns, extending existing concrete slabs, whilst replacing the façade, services and all internal components preserving embodied carbon to deliver a brand-new, carbon neutral and all-electric PCA A-Grade office asset with Premium services.

The building integrates the best of sustainability, workplace wellness, and first-class design and will deliver a 5.5 Star NABERS Energy Rating, a 6 Star Green Star Rating, and climate active carbon neutral status.

A standout feature of the project is the addition of two new levels constructed from Mass Timber incorporating both Glulam (Glue Laminated Timber) and CLT (Cross-Laminated Timber), which will make it one of the tallest Mass Timber extensions in Australia. This innovative use of mass timber sets a new benchmark for sustainable and adaptive commercial development.

Once complete, the revitalised 24-storey building will offer 17,235m² of premium net lettable area, with flexible floor plates ranging from 700m² to 1,240m².
