Built in 1892, the historic Oswald Bond Store is set to undergo a substantial refurbishment to restore its authentic spatial qualities and industrial character, removing modern tenancy fit-outs and allowing its original architecture to once again take centre stage.

The current amenities at 1 Kent Street will remain, while a new contemporary rooftop addition featuring a sawtooth roof design will bring enhanced functionality and environmental performance.

Replacing an earlier 1980s extension, this sawtooth structure maximises natural light, ventilation, and solar energy capture through its north-facing surfaces. South-facing louvres will encourage natural thermal ventilation, supported by the operable, restored double-hung timber windows within the brick façade and reintroduced floor-to-atrium openings. The heritage façade will be carefully repaired in line with conservation requirements.

This sensitive yet transformative repositioning will elevate 1 Kent Street as a prime address amidst the growing Barangaroo precinct, Metro station, Barangaroo Headland, Walsh Bay Arts Precinct, and The Rocks. Key additions include a new Argyle Pavilion on level four, upgrades to existing services, end-of-trip facilities, basement EV charging, refreshed lift lobbies and cars, an interconnecting staircase, and updated south fire stairs.

The completed project will deliver an A-Grade office with standout environmental design, targeting a 5.5-Star NABERS Energy rating, 5-Star NABERS Water rating, 5-Star Green Star rating, and WELL Platinum rating, ready to attract a forward-thinking, sustainability-conscious tenant.

Meanwhile, former tenants WPP are relocating within 1 Shelley Street, where Buildcorp is managing both the base building upgrade and fit-out.
