A combined base building and warm shell upgrade has enhanced this existing commercial building to deliver a repositioned asset, providing a competitive and innovative workplace that is capable of retaining existing tenants and attracting new ones.
The historic 40-storey modernist tower situated on the edge of Hyde Park at the gateway to the Sydney CBD was originally built in 1979.
Buildcorp were engaged upfront through an extensive ECI phase to work closely with WT Partnership, WMK Architecture, Solutions Consulting and Charter Hall to ensure the target budget was met whilst achieving the objectives for the project.
The staged project was undertaken in a live environment, encompassing base building services upgrades, including key plant room areas, male and female amenities over 10 floors, refurbishment of low-rise, mid-rise and high-rise lift lobbies and circulation corridors along with unisex DDA amenities, warm shell make-goods of low-rise (Lvls 1-6), mid-rise (Lvls 9-24) and high-rise (Lvls 25-38) and speculative suites on vacant floors, fire damper rectifications to core covering all tenancy floors, compliance upgrades including a HAZMAT removal scope.
In addition, level 39 balcony upgrades and louvre remediation works were performed with the removal of aluminium composite panel facade and replacement with a compliant and aesthetically matched product.
Completed late 2023, the combined fit-out heroes the expansive and unobstructed views to the east across Sydney Harbour and the ocean and brings the potential of the building to life.
