After identifying that the basement facility did not align with overall amenity offerings at 201E, Charter Hall engaged Buildcorp to transform an original childcare tenancy on shopping level into an upgraded, full-spectrum EOT facility.
The EOT was designed to occupy a single floor, while the onfloor scope extended across seven floors. This included upgrading bathrooms, lift lobbies, and DDA-compliant bathrooms. A variation to the project scope included upgrading the concierge area and surrounding spaces within the ground floor (GF) lobby.
The project faced several challenges. The confined space and low ceiling heights posed significant difficulties. Service reticulation and underslung drainage through the P1 loading dock required identifying suitable areas within a constrained car park to cut through and install plumbing retrospectively. Locating the correct positions for core holes through a complex concrete beam structure was another challenge. Navigating plumbing and new services through a busy ceiling space with live exhaust systems added to the complexity.
The live environment presented additional obstacles, as the EOT space opens up to the ground floor lobby and all seven on floor work faces were surrounded by occupied tenancies. A large percentage of the works were performed during the night to minimise disruption. Existing floor levels had to be carefully managed to ensure the new reduced levels (RLs) aligned with the existing floors. Constructing a new external wall compliant with F3P1 (watertight) and Section J (thermal characteristics) standards while maintaining the integrity of the existing waterproof membrane was a critical task. This required ensuring the newly installed membrane seamlessly integrated with the in-situ membrane.
The project demanded precise planning and execution to overcome these challenges. The confined nature of the space, the need for compliance with stringent standards, and the live environment required careful coordination. The successful delivery of the upgraded EOT facility involved addressing these constraints while ensuring the final outcome met the expectations of modern tenancies. The integration of new services, structural modifications, and compliance measures was achieved without compromising the functionality or integrity of the existing building elements.
