This 6000m2 multi-staged stylish fit-out for innovative trading firm IMC in one of Sydney’s best buildings was filled with unique design elements and a heavy focus on technology.
Buildcorp was engaged for the early construction involvement (ECI) and construction phases of the fit-out over four floors. This space includes over 300 workstations, breakout areas, a traders’ area and collaboration zones. The 52 meeting rooms were all given top acoustic treatment and have integrated AV to enable online collaboration. A client floor includes boardrooms with custom joinery and stone inserts and a commercial kitchen, with switch glass in the Managing Director’s office allowing for extra privacy when required. Two new intertenancy stairs connect three of the floors.
A core feature of the fit-out is the bespoke employee social hub at the heart of the building. The space enables catering of breakfast, lunch and dinner for staff and includes a self-service bar. The ceiling integrates feature lighting with different modes to create varied atmospheres, with integrated joinery planters bringing greenery to the space. A play area includes monkey bars, pool and ping pong tables, and a gaming zone.
Buildcorp delivered a staged handover to meet key deadlines for the IMC team. The main and sub comms rooms were handed over early to enable IMC to do extensive testing, which was critical due to their reliance on technology connecting them to global trading markets. A training facility, which included lecture-style spaces, was delivered early in time for graduates to commence courses there in late November.
Working simultaneously with the base building construction was a challenge, which was eased due to Buildcorp’s experience in the tower doing the simultaneous fit-out for a law firm. Structural strengthening works were required in the old part of the base building, and extensive fire rating treatment was required.
Buildcorp worked in an agile way with scheduling to accommodate the landlord, multiple contractors working in the same building, and the live environment with existing tenants and retail zones. Early procurement further helped to minimise delays.
Securing the occupation certificates before Christmas was a key milestone to enable the successful final handover in January.
