Reactivation of public spaces brings new life to 100 & 108 Wickham Street.

Buildcorp was engaged to deliver the refurbishment of 100-108 Wickham Street, Fortitude Valley which included the reactivation of the public spaces in and around the two buildings, as well as the refurbishment of the foyer and repurposed auditorium.

The works were split into three major components and Buildcorp’s main point of difference was our ability to establish a collaborative environment with all stakeholders, consultants and building tenants to deliver the project within compressed timeframes.

With all works carried out in high traffic areas, a detailed pedestrian management and hoarding plan needed to be implemented to ensure the safety of the public and that access to buildings and the café was maintained.

External Works

  • Courtyard between the two buildings featured low level retaining walls, tiered timber decking, LED strip lighting, joinery, prefabricated bench seating with timber inlay, street-scape incorporating chess and ping pong tables, mosaic tiling, feature aluminium awning soffits and landscaping
  • New awning wrapped around three sides of the building and incorporated LED strip lighting. To mitigate fabrication risk for the awning we collaborated with our steelwork contractor to create 3D Point Cloud Models using laser scanning to ensure we could accurately prefabricate the awnings off site with confidence

Internal Works

  • New tiered lecture style auditorium incorporating customised engineered timber seating, timber planters, tiled tables, acoustic walls and ceiling, flooring, and upgraded audio visual
  • The refurbishment of the lobby and common area saw floor to ceiling tiles, new lighting, new glazing including sliding doors, and refreshment of paint and furnishings to the amenities
  • Internal works were sequenced over after hours to minimise disruption to building tenants

Challenges

  • A key challenge of the project was the load bearing limits of the existing slab. A crane was positioned on the road to lift materials onto the courtyard, and then smaller crawler cranes were used to distribute materials across the site
  • No skip bins could be used. 660L wheelie bins were used during the works. Once full, our waste contractor would remove these bins and empty off site to alleviate any unnecessary dust
