111 Bourke Street will be reimagined as a modern, sustainable, and desirable destination for tenants and visitors, with our Victorian team transforming the Commercial Tower and the retail corridor between Little Collins and Bourke Street into a vibrant hub within Melbourne’s CBD.
Buildcorp is proud to have been part of reimagining this A Grade office building in partnership with Charter Hall and Brookfield Properties.
Part of the East End Place precinct, the property – located at the highly sought-after Eastern end of the CBD near Parliament – sets a new benchmark when repurposing and reimagining. The transformation is modern yet sustainable, where existing elements of the building have been enhanced, while new opportunities for city placemaking and experiences for tenants and visitors have been brought to life.
With 20 levels of commercial upgrade, the Buildcorp team’s work included refurbished lift lobbies and amenities, ground floor and podium upgrades, a new town hall space, café tenancy, wintergarden and city pavilion, end-of-trip facility, and main lobby.
In addition, we also worked on the full electrification of the building, installing EV chargers and the supporting infrastructure, rooftop plant deck with solar panels, and improvements to vertical transport systems, alongside major architectural façade works across Southern Cross Lane, Bourke Street and Little Collins Street, level adjustments, paving, soft landscaping, and new outdoor furniture.
The building upgrade also included numerous sustainability measures to achieve market-leading ESG outcomes, targeting Green Star, NABERS, and WELL certifications. Our team also achieved a 9% diverse supplier contribution.
