The staged complex upgrade located on the corner of King & Kent Streets delivered a PCA A-grade and 5 Star NABERS Energy rated
building for Investa, whilst providing the current anchor tenant a business-as-usual daily routine.
The upgrade of all podium areas includes heritage façades, a new 4-storey glass facade to the main entry, and new retail frontages along King Street. Whilst strengthening the existing structure, the new main foyer’s glazed double-storey atrium offers collaborative break out areas, a cafe and co-working facilities.
Major structural demolition and a new structure above the fully operational car park and adjacent to busy foot and vehicular traffic on King Street required well thought through logistics. The replacement of the new rooftop plant required well-planned stakeholder management and logistics to work around limited road closure times on Kent Street.
Whilst refurbishing the podium and several upper floors, our team drew from their vast experience of working in staged live environments. By deviating from traditional demolition techniques, the anchor tenant and Mr Tipply’s Pub operated as usual during the entire staged project works. We developed an alternative structural design that offered significant cost and time savings. The proposed lightweight hybrid structure above the new EOT facilities offered an attractive solution from both structural and design perspectives.
