Façade upgrade and refurbishment revitalises a historic tower

Buildcorp completely refurbished the old “Ausgrid” building on the corner of George and Bathurst Streets, in Sydney’s CBD, after already completing the internal strip out as an early works package. This involved extensive services upgrades, replacement of façade cladding, amenities, new lobbies and warm shell fit-out throughout with new end-of-trip facilities.

The work encompassed 30 stories in total, with 2 levels underground, to create ~20,000sqm of commercial office space and 500sqm of ground-level retail space.

Extensive services upgrades took place to bring the building back to code including the replacement of mechanical ducting within a supply air riser which was sealed all the way up the building.

Extensive compliance upgrades were completed with new fire rating BCA and DDA upgrades. The non-compliant façade cladding was replaced with new solid aluminium cladding, installed using the scaffold for the low-rise floors and mast climbers for the high-rise tower. Extensive co-ordination was required between local authorities, consultants and two neighbouring buildings in order to undertake the works. This included coordinating road closures on George Street.

The live environment required consideration of four retail stores occupying the ground floor that remained trading during the early phase of the project. These retail spaces were then stripped out to cold shell for future tenancies.
