After a comprehensive ECI period, the relocation and consolidation of several of Ausgrid’s teams into a new facility in Banksmeadow transformed the site into a modern, collaborative workplace to support over 200 staff.
The project scope included a complete strip-out and fit-out of office and warehouse spaces, external civil works, and site-wide services upgrades.
Works within the Office A building encompassed the full design and construction of approximately 1,825m² across two levels. The new space now includes meeting rooms, kitchen break points, workstations, end-of-trip facilities, and a parents and first aid room, accommodating roughly 90 office staff. The scope also included façade modifications and window replacements on the northeast and northwest sides of the building, installation of two glass auto doors, and upgraded services to meet Ausgrid’s operational needs. Additionally, new amenities, a staircase in the main lobby, and a lift shaft with a lift were installed.
In the Warehouse A building, a key project component, the scope began with the strip-out of existing lightweight partitions on the western and northern sides. Enhancements included building services upgrades, the addition of a workshop, widening of the existing roller shutter entrance on the western elevation, addition of an egress door on the eastern elevation, and installation of storage racking for field staff. The warehouse was refurbished to fully comply with building codes, including the installation of pallet racking and charging bays.
During the Early Contractor Involvement (ECI) phase, Buildcorp led a cost realisation process to optimise the project’s budget, ensuring cost effectiveness while meeting Ausgrid’s objectives. ECI investigations also identified the need to replace leaking sections of the existing office building’s roof to ensure structural integrity and longevity.
External hardstand areas were assessed and selectively repaired or replaced to ensure safe and efficient use, aligned with the refined project scope during the ECI phase. External signage was updated to reflect Ausgrid’s branding, and the landscaping scope was developed to complement the site’s overall aesthetic and functional requirements.
