Building on our long‑standing national partnership, Buildcorp was engaged to deliver Corrs Chambers Westgarth’s new Melbourne workplace at the iconic 120 Collins Street tower, following delivering their Sydney and Brisbane offices.
Spanning 9,100m² across eight levels, the premium fit‑out reflects a strong commitment to quality, collaboration and design excellence – supporting the future of the Corrs Melbourne team and setting a benchmark for legal workplaces in Australia.
Positioned in one of Melbourne’s most recognisable commercial buildings, the workplace responds to Corrs’ brief to create a space that makes a clear statement – strong, refined and considered – while reflecting the ‘top end of town’ setting.
Early collaboration, prototyping and procurement strategy
Buildcorp was engaged early through an ECI phase, working closely with Corrs, Bates Smart and the consultant team to de‑risk delivery, protect design intent and navigate long lead procurement challenges well ahead of construction.
This project also marked Buildcorp’s second major delivery at 120 Collins Street, following the recently completed XCLR end‑of‑trip facility, delivered as part of Investa’s broader asset upgrade program. With a high number of deliveries required per day as part of this project, as well as over 200 construction personnel on site at any one time, this enabled Buildcorp to bring our previous experience in the fully operational building and knowledge of the access challenges to the program design.
A key focus of the early engagement was extensive prototyping, undertaken at a scale well beyond industry norms. More than 50 prototypes were developed and reviewed throughout the process – significantly exceeding the typical 10 to 15 prototypes for projects of this size. This allowed materials, detailing, junctions and finishes to be tested, refined and validated early.
All major joinery packages were reviewed directly with the Corrs team at the Euroline factory, enabling in‑depth inspection, feedback and sign‑off in a controlled environment. Acoustic performance was also prioritised, with full‑scale acoustic prototypes constructed on site and tested before broader roll‑out across meeting rooms and quiet spaces – ensuring performance met the exacting requirements of a premium legal workplace.
Early engagement also enabled Buildcorp to identify and actively manage long lead time items, many of which exceeded standard procurement durations. Stone elements carried lead times of more than 24 weeks and ultimately approached 30 weeks, while AV equipment and mechanical plant required early release due to lead times of 10 to 14 weeks or more.
Strategic procurement decisions were made during ECI to mitigate programme risk, including the manufacture of workstations locally rather than offshore, avoiding extended shipping timeframes. Other customised elements were carefully sequenced, with bespoke carpets sourced internationally, specialist ceiling systems procured through Euroline and assembled locally into feature panels, and selected furniture imported from Europe, including Italy.
By identifying and releasing critical packages early – spanning stone, joinery, mechanical, AV and specialist finishes – the Buildcorp Victoria team was able to maintain program certainty while delivering a high level of quality and craftsmanship.
A connected, client‑focused workplace
A defining feature of the project is the large interconnecting stair between the client floors, incorporating a handcrafted feature staircase with curved forms. This dramatic vertical connection creates a striking first impression and reinforces spatial connectivity across the workplace.
The design throughout integrates high‑end finishes, bespoke detailing and carefully zoned environments that support both an elevated client experience and day‑to‑day workplace functionality.
The works were delivered, encompassing two interconnected client floors and six working floors, each with its own distinct character and high‑quality material palette.
