Spread across 3 floors in 300 George Street, Glencore’s new, consolidated CBD presence forms a modern take on a cellular office design and includes two interconnecting staircases.

Buildcorp worked collaboratively with all stakeholders to deliver Glencore’s new amalgamated Brisbane office, maintaining budget, following Glencore’s fast-paced delivery model, and considering all building requirements and constraints.

Glencore’s Commercial Office Fit-out is spread over 3 levels (L21-23) at 300 George Street encompassing 300 new sit to stand workstations, reception, meeting rooms and internal access stairs (void by base build).

Risk mitigation during the ECI phase of the project included above ceiling investigations to detect clashes with existing structure and services and heat mapping to mitigate poor slab levels on site allowing appropriate and early remediation, enabling early corrections to the design. A collaborative approach to the cost plan with Quantity Surveyors and Glencore ensured that it was all-encompassing and true to current market conditions. Adjustments were made in realtime ensuring budget was maintained. Throughout the ECI Early engagement of a joiner was prudent to ensure project timeframes were maintained. This process supported the requirement to source like-for-like alternatives which provided further savings to Glencore, and long lead items were procured early mitigating procurement and programming risks.

By understanding the exact details around Glencore’s staff relocation timings, we remodelled our programme to a bottom-up approach which ensured that the correct Glencore personnel could transition across in line with construction handovers. An early Comms Room handover was programmed allowing the setup of Glencore’s IT infrastructure weeks before practical completion, and ease Glencore’s transition.

Due to the quantum of cellular office and acoustic requirements, Buildcorp programmed the construction of an office prototype which was used as a benchmark during construction.
