Centered on social cohesion and a sense of belonging, GPT Space&Co at 181 William provides a unique amenities offering for tenancies in the heart of the legal and financial hub of Melbourne’s CBD.

GPT Space&Co sought to create a dynamic new ecosystem to revitalise 181 William Street. Offering something different to enhance occupant engagement, tenants seeking to ‘earn the commute’ of their staff were provided the versatility of modular meeting rooms along with the social benefits of third space working.

Core elements include spaces for collaboration, social interaction, retreat, and wellness, aligned with sustainability and a bold vision for a better working future.
The master plan employed a ‘Building as a Service’ approach with flexible leasing and hosted workplace environments.

On the ground level, Buildcorp revitalized all retail spaces and created a new lobby with high-end finishes and a new façade. A feature internal staircase from ground to mezzanine level introduced a slab cut-out void across two levels.

On the mezzanine level, the removal of the existing walkway allowed for a new façade, concierge desk, and client arrival zone. New versatile meeting spaces, function areas, and flexible collaboration zones now offer numerous bookable amenities for tenants. Additionally, tea points and an internal kitchenette were added, and existing bathrooms were upgraded with high-end finishes.

Externally, the project includes a full façade upgrade with portal frames, glazing, and feature cladding. The work concluded with the levelling and upgrading of bluestone pavers across the laneway entrances and the installation of built-up blockwork planters throughout the precinct.
