The Milperra Industrial Development consists of a new multi-unit industrial estate with two separate warehouse buildings, that provides high quality facilities designed to meet the operational requirements of varied end users.

Leveraging existing relationships with key members of the Pittwater Industrial team, we worked collaboratively to develop an in-depth understanding of the key project objectives and operational requirements to produce a considered design and construction methodology and optimised programme.

Through investigation of the tendered design, we identified several challenges and risks associated with the construction of the elevated slab structure. Consultation with SCP Engineers identified an alternate structural steel option to construct the sub floor structure and suspended slabs, which was included in our tender submission and key to Buildcorp securing the project. 

Across the 28,400m2 site, the team installed a total of 1,100 CFA piles, reaching depths of between 15 and 24 metres. A critical path activity, the project team achieved programme efficiencies through the piling phase, successfully completing up to 36 piles per day.

Located within a flood plane, the works involved raising the warehouses between one and a half and two metres to accommodate flood requirements. Further, the site featured significant heavy metals necessitating the implementation of a cap and contain strategy to reduce the potential for impacts to the surrounding environment. Noting the significant flood risk and adjacent waterways, the works also involved the delivery of a bioretention pond to capture and filter stormwater runoff.

Successfully handed over on time and budget, the Milperra Industrial Development provides new and modern industrial facilities to service a range of tenants with varying needs.
