Demonstrative of the value of teamwork and building long term partnerships, Buildcorp is currently collaborating with Pittwater Industrial to deliver the Milperra Industrial Development, offering unique design solutions to provide best for project outcomes.
Currently under construction, the Milperra Industrial Development consists of a new multi-unit industrial estate with two separate warehouse buildings, which will provide varied new employment opportunities to the area.
Leveraging existing relationships with key members of the Pittwater Industrial team, Buildcorp worked collaboratively to develop an in-depth understanding of the key project objectives and operational requirements to produce a considered design and construction methodology and optimised program.
Through investigation of the tendered design, Buildcorp identified several challenges and risks associated with the construction of the elevated slab structure. Consultation with SCP Engineers identified an alternate structural steel option to construct the sub floor structure and suspended slabs, which was included in the tender submission and key to Buildcorp’s allocation to the project.
In summary, this design uses steel screw piles throughout, meaning no CFA piles are needed, and results in no surplus soil due to the piling operations. This significantly mitigates the risk of potential contamination of piling spoil that will need to be remediated or removed. In addition, the adoption of this design minimises the risk of additional costs and time resulting from any unexpected finds or latent conditions, and also provides additional flexibility in construction as piles inside the warehouse can be completed later.
Upon completion, the Milperra Industrial Development will provide a new and modern industrial facility to service the local community and to provide increased employment opportunities for residents.
Demolition of all existing buildings, site remediation, contamination, and earthworks, and construction of an elevated reinforced concrete deck to accommodate two warehouse buildings containing four individually tenanted industrial units, including a hardstand car park and two driveways.
