120 Collins is Melbourne’s premier office building and one of the tallest office structures in Australia. Located at the corner of Little Collins and Russell Street, XLCR is the building’s new high-end end-of-trip facility, delivered as part of a broader asset upgrade by Investa.

The premier office building’s newest facility offers tenants an array of new services – including bike storage and a bike repair station, storage facilities, and change and shower rooms with boutique amenities.

The architecturally designed curved ramp and staircase provides a new arrival sequence from the Russell Street lobby entrance. Complex service installations were seamlessly integrated within the new facility and Investa’s existing building services design, along with significant hydraulic, mechanical, and electrical upgrades to future-proof the building’s operation and offering to its occupants.

Given that the works were conducted inside a live car park and near residential apartments and retail businesses, public safety was a high priority. Our team meticulously coordinated pedestrian and material movement plans during the tender phase and completed a site-specific Building Operations Risk Assessment (BORA) to manage planned building shutdowns and any work affecting Investa’s day-to-day operations.

Additional challenges included:

  • Services reticulation to reposition two levels of basement car parking, coordinating new and existing services in the low-height base building concrete soffits.
  • Structural demolition of the existing basement slab to create new stair access between facility levels.
  • Coordination of a significant portion of works outside normal hours to minimize disruptions to occupants and Investa’s daily operations.
