Successfully delivered a partial combustible cladding replacement at Brisbane Square, navigating complex access, stakeholder coordination and compliance requirements to upgrade the fully occupied high-rise in the heart of the Brisbane CBD. 

Brisbane Square holds a strong position within the Brisbane CBD and offers a host of public amenities.

Charter Hall engaged Buildcorp after a preliminary Combustible Cladding Assessment was undertaken to review the extent of affected cladding on the external columns on George Street, roof plant room, plant room screens, ground level tenant, Reddacliff Place foyer entrance canopy and library roof.

The intent was to remove all identified combustible cladding to the columns and replace with a compliant product. The methodology and scope of works generally consisted of:

  • Engineering/design verification including design reviews of cladding and fixings to ensure quality and compliance of end product.
  • Safety consultation and engineering verification with a strong focus on external building vertical transport and drop zone analysis.
  • Shared site access and coordination across the building’s multiple concurrent projects, involving multiple builders.
  • Installation and use of mast climber platforms and roof top scaffolding for external façade replacement.
  • Operation within a live environment, including the management and consultation with building stakeholders and Brisbane City Council prior to work commencement and procurement of required street work zones and road closures.
  • Removal of affected cladding and replacement with a like for like compliant alternative.
  • Strengthening of existing structural façade supports.
  • Services relocations, reinstatement and upgrades as required.
  • Remediation of corrosion on all structural elements (primary structure/secondary structure, sub framing, fixing etc).
  • Waterproofing and glazing amendments as required.
