WATCH | Gateway: retail transformation in a live environment

The $80million transformation of the Gateway dining precinct reinvigorated the intersection linking Sydney’s Circular Quay to the CBD, with new public spaces and a vibrant new dining offering. Gateway is a Dexus development and consists of a premium grade 47-storey commercial tower and a previously mixed-use retail and dining podium.

Buildcorp was selected as the Managing Contractor to help Dexus realise the transformation of the retail podium designed by project architects Woods Bagot.

Buildcorp worked in an Early Contractor Involvement (ECI) arrangement from May 2014 to help drive the design development, authority approvals and provide solutions for the best construction methodologies including:

  • A methodology to ensure the building was kept watertight when replacing the existing atrium roof.
  • A strategy to minimise disruption to the adjoining 47-storey commercial office tower. This included stakeholder liaison and operational planning: noisy works outside of business hours, retail services isolated from the commercial tenancies and Building Information Modelling (BIM) used to pinpoint clashes of new and existing services.
  • The design of a new façade for the new retail frontage. The façade’s panorama windows are a custom-made operable system, made up of 3m x 4m high windows, allowing easy operation through smart design. 

The project ran throughout 2016, with the final stage tenancies opening their doors in early 2017.
