Following engagement under an ECI proposal, including detailed investigations of the existing facade construction, Buildcorp’s façade & remedial team were contracted to deliver the removal and replacement of ACP material on the 2 Richardson Place office complex in North Ryde.

Further to initial investigations carried out by Fire Engineers to confirm the presence of non-compliant ACP cladding material in localised areas of the building facade, Buildcorp’s façade and remedial team were engaged under an ECI process to investigate the existing facade construction, advise on appropriate replacement options & methodology and to provide a confirmed construction budget & programme on the basis of a full turnkey delivery arrangement.

Whilst the investigations did not reveal anything of significant concern, it was identified that the external facade and the internal wall linings shared the same supporting sub-frame. Identifying this challenge during the investigation phase enabled Buildcorp to develop an alternative framing arrangement that isolated the internal wall linings from the facade elements, resulting in minimal disruption to the tenants facilities directly behind the facade, reinforcing the value of carrying out invesigative works as early as possible.

With Buildcorp engaged under a full turn-key arrangement, the delivery team engaged with the local council planning team to finalise the required approvals before commencing on site for the delivery phase. Despite the works being delivered at the peak of the Covid-19 restrictions, the project was delivered on time, including the successful resolution of a number of locally identified areas of repair in the waterproofing systems adjacent to the facade.

The replacement works were delivered to the full satisfaction of the building owner, with minimal disruption to the tenants, and represents the value in engaging a company with extensive experience in cladding replacement in live environment settings, along with the benefits in carrying out investigation works to inform and guide early project planning.
