Remedial expertise and large scale construction were used to transform an iconic Tamarama apartment block providing owners with enhanced liveability and added value.
Following a ten year journey of planning, design and review, the apartment owners of 20 Illawong Avenue, Tamarama are starting to see their vision come to fruition. Buildcorp’s façade and remedial team completed extensive uplift works to the seven-level, 1960s residential building, adding dual lifts, secure basement parking spaces for all owners and new balconies to optimise panoramic views over Tamarama Beach.
From early in the process, the project team supported the owners with cost planning advice. After an investigatory period, the team developed solutions to strengthen and stabilise the building and achieve the design for the sleek new façade.
A key feature of the redevelopment is the addition of two spacious penthouses on the upper level, of which the “cold shell” construction of the key structural elements was within Buildcorp’s scope. Both penthouses, of which the fit out and completion scopes are being delivered by others, sit below a curved roof-line and the sale of these apartments will offset the cost of the overall project.
With upgraded services infrastructure, secure landscaped gardens and new windows and doors adding to the improved, contemporary exterior, it is expected that the owners will see significant ‘uplift’ in unit valuations.
