Through a collaborative ECI phase and a positive working relationship, the Buildcorp team optimised value for St Paul’s College, mitigating risks of working in a live environment to deliver an asset that was seamlessly integrated with the heritage surrounds and offered ongoing efficiencies for the College.

Throughout the ECI process, Buildcorp was challenged with developing
a design that remained sympathetic with the campus’ historic surroundings, while embracing modern, cost-effective construction techniques and materials. During this phase and into construction, the team developed several innovative solutions that offered time, safety, quality and whole of life efficiencies including:

  • A glazing system that delivered the aesthetic of a residential system with the cost effectiveness and reliability of a commercial process
  • An off-site prefabricated bathroom solution which minimised the volume of trades on site and ensured the quality and consistency of finishes
  • Cost effective solutions for the pitched roof and a blockwork and rendered façade solution which maintained the architectural intent
  • Development of a construction methodology that minimised the impact on the college and worked with adjoining stakeholders from the University to ensure the highest safety standards
  • Maximised NLA through the conversion of mezzanine spaces to enhance the project’s feasibility and negate future costs associated with building compliance
  • Whole of life assessments undertaken to the mechanical services system which offset future operational expenditure by investing in a more efficient and flexible system
  • A revised building location to negate costs associated with additional fire compliance and overhead protection requirements, also providing additional space to the dining hall and breakout areas

Services & Sectors

Located within the University of Sydney campus, the new West Wing and Graduate House added an additional 130 modern rooms to the College, as well as communal and breakout spaces, dining areas and commercial kitchen across the two buildings, linked by a lower ground basement level.
